Project Management Services

If you are seeking either to retire into Thailand or enjoy a new seaside holiday home and you are an Expat, with or without a Thai spouse, this investment road can be fraught with serious mishap unless you are correctly and legally established.

Jon has created a clear set of legal options with a highly motivated local law practice (Khun Piti Suebwonglee at ExpatPro Legal & Accounting) on how best to secure your position. Once this structure is understood and in place then Jon’s real skills come into play with actually refurbishing any property you may have bought or better still, helping to design and build you the bespoke home of your dreams.

“There is no recommendation here for that old 1980s D.I.Y. home hobby idea … this is serious and you need real professional, experienced help.“

In brief, the following are services that can be provided for a fee, to assist you to realise your ambitions and plans:

  1. Work with your Real Estate Agent to plan any new building or refurbishment of a newly purchased property
  2. Work with my recommended local lawyer to prepare, style and make all submissions to make your home and land; legal and evidently re-saleable
  3. Provide outline budgetary and timeline advice for any new building
  4. Connections with large architectural practices: Expat and Thai and also smaller local draftsmen and private practice designers who, when managed, provide comprehensive designs and make all submissions for Building Permits leading to the final Occupation Permit and property registration. I would manage all their deliverables to a fixed and quantified scope and time
  5. I have created a library of useful, tasteful and obtainable materials for most choices you may desire from local suppliers. Importation of building materials is possible but not recommended in terms of cost or Thai import restrictions
  6. I have proven Contract forms that protect both Client and Builder from misunderstanding and clarify almost all relevant events that can occur with the building of a domestic dwelling. It is core to a successful project that there is a controlling document that is signed and then hopefully put away never to be referred to…but a retained tool for solving any dispute
  7. I will configure all main contractor and other supplier Contracts in the name of the Client and establish timelines, monthly or milestone payment dates and verify work quotas against the deliverables in the Contract and sign them off for payment by the Client
  8. All site works will be closely monitored, inspected and signed-off before ‘covering-up’
  9. Conduct weekly or fortnightly meetings with the contractor(s) to review all aspects of the project: Progress, information required, timeline checks, labour resources, safety, delay correspondence and notices under the contract
  10. I have a clear document control system to record changes or variations that will protect both the builder and the owner and all changes with cost implications MUST have a written project manager’s instruction
  11. I manage and arrange all temporary utility services – principally electrical supplies with a meter but also the provision of well water, for construction as needed. Also managing, meeting and concluding permanent utility supplies with their requisite meter deposits and receipts for: Power (PEA), water (PWA) and telephones for Wi-Fi etc. (TOT) etc
  12. There are also numerous other minor but necessary registrations to be made to be part of the local community: local land tax, OrBorTor garbage collection registration and dues, private gardeners, pool maintenance folk and many more
